Planner Craig Metzger said that the public conversation is absolutely vital.
Wednesday’s housing open house event gave the public the opportunity to have their voices heard, and provide their input on their vision for the future of South Huron.
Craig Metzger, Senior Planner for the County of Huron sat down with members of the community throughout the day – he says the solution to resolving the crisis may lie in zoning.
Metzger spoke to the far-reaching effects of the crisis.
The county’s response to this crisis is multifaceted. They have been actively reviewing residential zoning regulations in all nine municipalities. The objective is to create more flexibility in terms of housing types, allowing for a more diverse range of housing options in various areas.
This move towards diversified zoning aims to make housing more accessible and affordable.
Craig Metzger emphasized that this zoning diversity is key to addressing the affordability gap. By allowing different housing types, such as semi-detached, duplexes, and townhouses, within the same zoning areas, more efficient land use can be achieved. This not only reduces the cost of providing housing but also lowers the cost for potential buyers.
Historically, zoning limitations restricted housing diversity and made it more expensive to introduce new housing options. Rezoning applications were required, leading to lengthy bureaucratic processes and increased costs for both developers and buyers.
Community engagement has played a crucial role in driving this conversation. The public’s feedback and concerns have been essential in understanding the magnitude of the housing issue.
