On September 3rd, South Huron Council, received an update regarding the Sol Haven Phase 1 development, which is progressing steadily.
The project has received initial Draft Plan Approval and is moving towards final registration. The detailed engineering designs are almost complete and are being reviewed by the Municipality of South Huron (MOSH) and the Ministry of Transportation Ontario (MTO). All necessary approvals from the municipality, Ausable Bayfield Conservation Authority (ABCA), and the Ministry of the Environment, Conservation and Parks (MECP) have been obtained, with final approval from the MTO still pending.
A key part of the development is the planned extension of a trunk sewer to connect the subdivision. This extension is favored over building a sewage pumping station due to its long-term benefits and fewer operational issues. Tridon Properties, the developer, is seeking a “front-ending agreement” to cover the initial costs of the sewer extension, aiming for a proportional payback from future developments.
The project is expected to bring several changes and benefits to local residents. It will improve infrastructure by extending the trunk sewer, which will support both current and future housing developments. Economic benefits are anticipated, including potential job opportunities during construction and possibly higher property values in the area.
There will be changes to local traffic patterns, with the addition of a left-turn lane and other road improvements designed to ease congestion and improve traffic flow. The project also includes storm water management solutions to minimize any negative environmental impacts, ensuring a more sustainable development.
